Worth putting the whole list together before we drive out.

Richmond is smaller and more spread out, and that changes how to use us. If you have one sticking door it is still worth a call, but the better value is saving up the list and having us work through it in a single visit.

The housing runs older here: farmhouses along the Winooski, village homes near the Round Church, and plenty of properties with a barn, a shed or a garage that has not had attention in a while. Outbuildings are the thing people forget to mention and then wish they had, because they are cheap to add once we are already set up.

Older timber framing and settled floors are normal rather than alarming. We will tell you honestly which bits are cosmetic and which are worth proper money.

Fewer tradespeople out this way means lead times from most people are longer. Ask and we will tell you straight when we can be there.

What we get called for in Richmond, by season

Winter

Ice dams and frozen pipes

The two calls that come in every January. Heat tape, insulation gaps, a pipe on an outside wall that should never have been run there, and the ceiling stain underneath once it thaws.

Spring

What the winter left

Frost heave on steps and walks, a storm door that no longer shuts, water stains to trace and seal, and the deep clean once the sand and salt stop coming through the door.

Summer

The building season

Vermont gives you a short window for anything outside. Decks, siding, exterior paint, carpentry and the bigger repairs all get booked into it, so earlier is better.

Fall

Getting ahead of it

Gutters, draft sealing, storm windows, loose boards and the repairs you do not want to be making in February. Cheaper now than after the first thaw.
