A college town on a hill, with the housing to match.

Northfield is built on and around hills, and a lot of the housing stock has real age on it. Older village homes, plenty of original woodwork, and the usual settling that comes with a house that has been standing through a century of Vermont winters.

Norwich University drives a rental market here, which means turnover work on a calendar. Patch, paint, fix what broke over the year and a proper clean before the next tenant, all against a date that does not move. That is work we do a lot of in Burlington and it is the same job here.

The Dog River runs through town, and properties close to it have their own history with water. If a room has been wet at some point, say so when you call. It changes what the repair should be rather than just what it looks like.

Northfield is a drive, so we group jobs out this way. Ask about timing and we will give you a straight answer.

What we get called for in Northfield, by season

Winter

Ice dams and frozen pipes

The two calls that come in every January. Heat tape, insulation gaps, a pipe on an outside wall that should never have been run there, and the ceiling stain underneath once it thaws.

Spring

What the winter left

Frost heave on steps and walks, a storm door that no longer shuts, water stains to trace and seal, and the deep clean once the sand and salt stop coming through the door.

Summer

The building season

Vermont gives you a short window for anything outside. Decks, siding, exterior paint, carpentry and the bigger repairs all get booked into it, so earlier is better.

Fall

Getting ahead of it

Gutters, draft sealing, storm windows, loose boards and the repairs you do not want to be making in February. Cheaper now than after the first thaw.
