Ice dams and frozen pipes
The two calls that come in every January. Heat tape, insulation gaps, a pipe on an outside wall that should never have been run there, and the ceiling stain underneath once it thaws.
Repairs, carpentry, painting and cleaning around Malletts Bay, the Route 7 corridor and the rest of Colchester. Ten minutes from our base in Burlington.
A lot of the housing around Malletts Bay started life as a summer camp and became a year round house one addition at a time. That is the single most useful thing to know before quoting work here.
It means framing that changes partway along a wall, floor levels that step for no visible reason, and insulation that stops exactly where the original camp stopped. None of that is a problem to work on, but it is a problem to assume your way through, so we look before we price.
The newer subdivisions off Route 7 are the opposite and much more predictable: standard framing, sheetrock, and the usual list of doors that stick, trim that has let go and rooms that want repainting.
There is a steady rental element here too around Saint Michaels, which means the same turnover work we do in Burlington: patch, paint and a proper clean to a date.
The two calls that come in every January. Heat tape, insulation gaps, a pipe on an outside wall that should never have been run there, and the ceiling stain underneath once it thaws.
Frost heave on steps and walks, a storm door that no longer shuts, water stains to trace and seal, and the deep clean once the sand and salt stop coming through the door.
Vermont gives you a short window for anything outside. Decks, siding, exterior paint, carpentry and the bigger repairs all get booked into it, so earlier is better.
Gutters, draft sealing, storm windows, loose boards and the repairs you do not want to be making in February. Cheaper now than after the first thaw.
We also cover Burlington, Richmond, Milton and Essex.
