Ice dams and frozen pipes
The two calls that come in every January. Heat tape, insulation gaps, a pipe on an outside wall that should never have been run there, and the ceiling stain underneath once it thaws.
Forwardz is based in Burlington, so this is the shortest notice we give anywhere. Repairs, carpentry, painting, sheetrock, plumbing, electrical and cleaning.
Burlington housing is old, and that changes the job. Through the Old North End and up the Hill Section you are mostly looking at wood frame houses from the late 1800s and early 1900s: plaster and lath rather than sheetrock, original double hung windows, and roofs steep enough to throw ice every winter.
That matters when something needs patching. Plaster does not take a sheetrock repair the way a modern wall does, and a patch done the quick way cracks back out along the edge within a season. It is worth doing properly the first time.
The other half of the work here is turnover. Between UVM, Champlain College and a heavy rental market, a lot of what we do is make ready: patch, paint, fix what the last tenant broke, and a deep clean against a handover date that does not move.
Being based in town means most Burlington jobs get looked at quickly rather than waiting on a route out of the county.
The two calls that come in every January. Heat tape, insulation gaps, a pipe on an outside wall that should never have been run there, and the ceiling stain underneath once it thaws.
Frost heave on steps and walks, a storm door that no longer shuts, water stains to trace and seal, and the deep clean once the sand and salt stop coming through the door.
Vermont gives you a short window for anything outside. Decks, siding, exterior paint, carpentry and the bigger repairs all get booked into it, so earlier is better.
Gutters, draft sealing, storm windows, loose boards and the repairs you do not want to be making in February. Cheaper now than after the first thaw.
We also cover Colchester, Richmond, Winooski and South Burlington.
Send a photo of the job and Zach will come back with a real number. Estimates are free.
